Junichi Kageyama, Director (Acquisition), A.P. Advisory Co., Ltd.

In 2005, he joined a domestic securities company. After working mainly in securities sales and M&A advisory, he was in charge of real estate asset management at a domestic asset management company.

In 2007, he joined FinTech Asset Management Incorporated and later transferred to FinTech Global Incorporated During this period, as a decision-making operations manager, he was involved in various tasks, including securitization arrangements, private placement of anonymous partnership interests, mid-term management of established SPCs, general licensing procedures for investment management businesses, and the creation of internal regulations (such as operational rules and business procedures) as well as business flow charts. He has a proven track record of setting up over 20 real estate funds, with a total value exceeding 30 billion yen. He is particularly strong in sourcing and acquiring healthcare and medical facilities, having established around 10 such funds.

In 2016, he joined A.P. Asset Management Co., Ltd. As the person in charge of acquisitions for the private fund business (including property sourcing, due diligence, underwriting, and documentation), he oversaw these operations.

In 2022, he was appointed Head of Private Placement Fund Business Department (now Head of Investment Management Department 1), where he oversees the entire private placement fund business, including fund management during the term.

In 2023, he was seconded to A.P. Advisory Co., Ltd., where he assumed the position of Head of the newly established Acquisitions Department.

Masakazu Asano, Director (Fund Arrangement and Brokerage), A.P. Advisory Co., Ltd.

In 1996, he graduated from the School of Commerce at Waseda University and joined Mitsui Marine & Fire Insurance Co., Ltd. (now Mitsui Sumitomo Insurance Company, Limited). There, he was in charge of real estate secured loans, ship financing, and syndication loan arrangements.

In 2004, he joined The Sumitomo Trust and Banking Co., Ltd. (now Sumitomo Mitsui Trust Bank, Limited), where he was involved in structuring and arranging non-recourse loans for both domestic and overseas real estate investment funds. He later worked at Nomura Securities Co., Ltd. and GE Real Estate Japan, Inc. (now GE Japan Inc.), where he was responsible for structuring non-recourse loans for real estate, FA trusteeship, and the brokerage and sale of trust beneficiary rights.

In 2015, he joined LaSalle Investment Management. As Director of the LAF team, he was in charge of property acquisitions for opportunistic funds. He acquired properties totaling approximately 70 billion yen, including offices and commercial facilities, and achieved an average IRR of over 30%.

In 2019, he joined Colliers International Japan KK. As Senior Director of CMIS, he was in charge of brokerage of trust beneficiary interests and real estate.

In 2021, he joined A.P. Advisory Co., Ltd., where he was appointed Director and Head of Arrangements Department. He is primarily responsible for sourcing and acquiring properties for A.P. Asset Management's private funds and private REITs, and is also in charge of property brokerage between external parties.

Nobuhiko Toji, Director (in charge of Income-producing Real Estate Revitalization Business), A.P. Advisory Co., Ltd.

In 1993, he graduated from the School of Economics at Kwansei Gakuin University. In the same year, he joined The Sumitomo Trust and Banking Co., Ltd. (now Sumitomo Mitsui Trust Bank, Limited), where he worked in various businesses for wealthy people, corporate loans, and real estate brokerage. After that, he worked in real estate investment and development at SOHKEN HOMES CO.,LTD. (formerly listed on the First Section of the Tokyo Stock Exchange), and was also responsible for the company's revitalization after bankruptcy.

In 2010, he joined A.D. Works Co., Ltd. He was appointed as Director and Senior Executive Officer. As head of real estate investment and revitalization operations, he oversaw investments in approximately 220 properties valued at over 60 billion yen, located in Tokyo, three surrounding prefectures, and the Kansai region. Subsequently, he was responsible for the overall domestic real estate business, including the buying and selling, rental management, and consulting for high-net-worth individuals regarding investment properties.

In 2021, he joined A.P. Advisory Co., Ltd. and was appointed Director and General Manager of the Solution Business Department. As head of the income-producing real estate revitalization and sales business, he began acquiring properties in Tokyo, three surrounding prefectures, and the Kansai region. He is also responsible for sourcing and acquiring properties for A.P. Asset Management's private placement funds and private REITs.

Motohiro Suzuki, President and Representative Director, A.P. Sustainable Real Estate Investment Advisory Co., Ltd.

In 1987, he graduated from the School of Political Science and Economics at Waseda University. In the same year, he joined The Daiwa Bank, Limited (now Resona Bank, Limited), where he was involved in corporate sales and financial product sales at domestic branches.

In 2003, he was seconded to Resona Capital Co., Ltd. as Director and Executive Officer in charge of the Tokyo Sales Headquarters. He was involved in the formation and management of investment funds based on the Investment Business Limited Liability Partnership Act, private placement (sales) for institutional investors, etc., and qualified institutional investor notification business. In March 2005, he concurrently served as an auditor of Arise Capital Partners, Inc.

Since June 2004, he has served as Branch Manager of Resona Bank’s Kashiwa Branch and Kichijoji Branch, as well as Head of Public Corporations Department and the Trust Business Management Department.

In 2017, he transferred to Resona Capital Co., Ltd. After serving as General Manager of Investment Department 1, General Manager of Investment Department 2, and General Manager of the Business Administration Department, he was appointed as Director and Executive Officer. As a notifier of special operations for qualified institutional investors, he was responsible for establishing and operating investment funds, soliciting and establishing funds subject to notification, and managing and administering those funds. He was also involved in management operations, overseeing business administration, finance, accounting, and general affairs

In 2020, he joined SANEI ARCHITECTURE PLANNING CO., LTD and was seconded to Meldia Asset Investment Co., Ltd. As a member of the Meldia Group, he was involved in preparing for the establishment of an investment management company that invests in wooden rental housing.

In September 2020, he established Meridia Asset Management Co., Ltd. (now A.P. Sustainable Real Estate Investment Advisory Co., Ltd.) and assumed the position of Representative Director. He established the first private real estate fund in Japan that invests only in wooden rental housing.

In 2024, he was appointed President and Representative Director of A.P. Sustainable Real Estate Investment Advisory Co., Ltd.

Umibe Nobutoshi, Director and Head of Investment Management Department, A.P. Sustainable Real Estate Investment Advisory Co., Ltd. 

In 1987, he graduated from the School of Law, Waseda University. In the same year, he joined Nikko Securities Inc. (now SMBC Nikko Securities Inc.) and engaged in bond sales (government bonds, financial bonds, corporate bonds, etc.) to regional financial institutions.

In 1989, he engaged in bond dealing (proprietary trading and position management of government bonds and other securities), bond sales to major central financial institutions, and structuring and sales of various securitization and other derivatives products.

In 1999, he joined Nikko Salomon Smith Barney Limited, where he was engaged in fixed income sales to major central financial institutions.

In 1999, he joined WestLB Securities Pacific Ltd. He engaged in bond dealing, mainly in government bonds.

In 2000, he joined Tokai International Securities Co., Ltd. (now Mitsubishi UFJ Morgan Stanley Securities Co., Ltd.), where he engaged in bond sales to major central financial institutions, real estate-related business (proposing earthquake avoidance schemes, reporting on the status of real estate private placement funds, introducing clients for the formation of O/E private placement REITs, etc.) as sales to public, school and religious corporations in the Kinki region and elsewhere.

In 2014, he joined Sumitomo Real Estate Sales Co., Ltd. as a member of the Corporate Sales Department. He was involved in the real estate brokerage business, primarily focusing on investment and commercial properties, as well as providing real estate appraisals and consulting services for various corporations, professionals, individuals, and internal departments.

In 2022, he joined Meldia Asset Management Co., Ltd. (now A.P. Sustainable Real Estate Investment Advisory Co., Ltd.) As Director and Head of Operations Department, where he was involved in managing private placement funds and developing new acquisition opportunities.
