This is a bespoke investment banking business that provides optimal asset management services tailored to client needs, primarily through consulting services that utilize expertise in finance and real estate. The word "bespoke" is said to originate from the process in which a tailor, while "talking with the customer" (been spoken for~), takes orders in a tailor shop. We aim to be an investment bank that values conversations with clients and provides optimal solutions to each individual.
A.P. Realty Co., Ltd. and A.P. Asset Management Co., Ltd. provide investment advisory and consulting services for real estate and renewable energy power generation businesses, supporting clients in finding the best asset management solution. As part of these services, we also provide comprehensive support for fund formation and management, as well as M&A advisory services.

Principal Investing
We are also engaged in proprietary investment, primarily focusing on real estate, bonds, and other assets. Additionally, we participate in same-boat investment, where we take responsibility for our clients' investment models. In recent years, we have been developing rental condominiums in Tokyo for high-net-worth individuals and businesses, addressing their needs related to inheritance tax and business succession planning. We are also developing socially significant real estate, such as licensed nursery schools in Tokyo.

Brokerage for the buying and selling of real estate and trust beneficiary rights
A.P. Asset Management Co., Ltd. is registered as a "Type II Financial Instruments Business Operator" under the Financial Instruments and Exchange Act. We have established a compliance system and business manual in accordance with the law, leveraging our specialized knowledge to support real estate trust beneficiary interest transactions as a financial product. We provide accurate and efficient services not only for the buying and selling of real estate but also for transactions requiring expertise in real estate trust schemes.
Private placement business
As part of our financial services in the fund formation stage, we provide brokerage services for deemed securities, such as real estate trust beneficiary interests and anonymous partnership investment interests, as well as private placement services.

Asset Management
We maximize investment returns for our clients through high-quality asset management services. By analyzing the characteristics of target assets and market trends, we explore all avenues for value enhancement, including revising leasing strategies, renovations, and reconstruction. When formulating exit strategies, we aim to optimize returns by assessing real estate market trends and the economic environment, proposing the best sales or refinancing options based on sound future projections.
As part of its asset management business, A.P. Asset Management Co., Ltd. has obtained licenses and permits as a Type 3 and Type 4 business operator under the revised Real Estate Specified Joint Enterprise Act (the "Act Partially Amending the Real Estate Specified Joint Enterprise Act"), which came into effect in December 2013. These licenses allow us to respond more flexibly and efficiently to regional projects and small-scale properties that were challenging to manage under the conventional TMK or GK-TK schemes using beneficiary rights. We believe this will lead to the development of highly original investment products.
In January 2020, we completed registration for the investment management business (REIT management business and discretionary investment business), enabling us to provide asset management services that meet a wider range of needs.
Since January 2024, A.P. Sustainable Real Estate Investment Advisory Co., Ltd. (formerly known as Meldia Asset Management Co., Ltd.), a member of our group, has been an asset management company specializing in the formation and management of funds focused on wooden buildings. In December 2021, the company established a fund with an asset size of 3 billion yen, investing in 29 newly built wooden apartment buildings. Its management policy is to "practice green recovery," aiming to address social issues by promoting the use of wood, a symbol of green recovery. As ESG initiatives grow increasingly important, the company is expected to play a key role as a promoter of such efforts, and we believe it will offer clients new investment opportunities through "funds that contribute to the realization of a sustainable society."

Wealth Management
As part of developing our bespoke investment banking business, A.P. Capital Group has also launched a wealth management division in the real estate sector, offering investors opportunities to invest in equity, including private placement funds that we organize, as well as direct real estate investments. We continuously enhance our expertise in "discernment," "planning," and "support"-essential skills for delivering real estate investment products that precisely meet individual investor needs and for fostering strong relationships through follow-up services after investment.
Profitable real estate sales business
For investors building stock assets, owning high-quality, income-generating real estate is highly beneficial. Properly selected income generating properties not only provide stable cash flows but also offer significant advantages in terms of tax savings and inheritance tax planning. However, unlike financial products such as stocks and bonds, all real estate is "unique," and assessing various risks such as hidden defects, water leaks, vacancies, and liquidity is essential.
To address these challenges, investors need experts who can hedge real estate investment risks from their perspective and maximize cash flow. Our role in this business is to fulfill that need by offering high-quality, profitable real estate. The essential skills we bring to the table as experts include "discernment" to identify promising properties, the "planning ability" to ensure higher profitability, and the "support ability" to maintain and enhance the value of the properties. Drawing on the expertise we've cultivated in our traditional investment banking business, we consistently provide selected, value-added income-generating real estate.
Development real estate sales business
We also develop new real estate to provide investors with opportunities to purchase income-generating properties. Since launching this business in 2015, we have developed and sold more than 40 buildings (as of March 2021) in the greater Tokyo area, including rental apartments, licensed childcare centers, and nursing care facilities. In creating these projects, we have leveraged the knowledge and expertise gained through our investment banking business.
